Property Manager
The manager supervises and is responsible for all aspects of the day-to-day management of Pearl Properties. She supervises the management team and works closely with the maintenance manager to help supervise some aspects of maintenance. She reports to the general manager and the operations director.
GOALS
Achieve income, occupancy and delinquency goals
Create and implement marketing strategy to attract and retain tenants (Craiglist, newspapers, UTEP and community college bulletin boards, newsletters, banners, etc.)
Ensure excellent customer service for prospective residents and residents, from move-in to move-out.
Ensure compliance with company policies and procedures.
Have sound judgments & make effective decisions in timely manner
Ensure proper communication between maintenance and management to ensure success.
Design and implement new company policy.
Contribute ideas and implement actions to achieve company growth.
Responsible for supervising/implementing the following:
Oversees all aspects of the performance of Pearl Properties
Supervises rent and delinquency collection
Ensures all aspects of the lease are being followed
Supervises make ready process in collaboration with maintenance lead, keeping time down to a minimum
Coordinates service and janitorial staff into a priority work schedule
Ensures good staff communication by keeping entire team informed of pending issues and projects.
Oversees the leasing process, from prospect to move out
Ensures resident retention and excellent customer service, such as prompt responses to all management and maintenance requests
Inspects community continuously, recording and correcting deficiencies
Ensures offices are always well stocked
Monitors team’s hours and restricts overtime
Oversees keys control
Monitors vendor performance and ensures compliance with Pearl guidelines
Monitors company performance and provides reporting to staff and supervisors
Maintains a service-oriented environment by exhibiting a professional appearance and attitude
Complies with federal and state regulations and company policies and procedures.
Represents company in a professional manner at all times.
Other responsibilities as assigned
REQUIREMENTS
Answer cell phone at all times to be available for emergency calls. Contact executive management when appropriate and able to be on site for emergency situations within an hour whenever required
When vacancy rate high (above 7%) be available to answer leasing calls and show apartments on weekends, as needed
Microsoft + Google Suite
Bilingual in English and Spanish
Excellent written and spoken communication skills
Minimum seven year progressive management experience and minimum of three years in multi-family housing
Ability to proficiently use property management software
Professional appearance
**CAM certified preferred**
Valid license and working car with insurance
